So I was able to pass my Georgia Real Estate Salesperson Test. That said, I’m now eligible to get my License to practice in the state. There’s 2 ways you can get your license in Georgia, Active, or Inactive.

If I opt for an Inactive license, I can take my test results, a criminal background check and my “I’m authorized to work in USA” forms to the Real Estate Commission office, (pay my $170 fee) and bang. License acquired.

Inactive licenses won’t allow you to actually DO any transactions or work that Active licensees can do. In order to get an Active license, you have to do all of the above, PLUS you have to select a brokerage to “work for”, and have their broker fill out a “Sponsoring Brokerage” form as well.

My issue is that I only plan on doing Real Estate deals for my own investment purposes, and MAYBE part-time on the side. I need to find a broker that’s cool with that scheme so I can actually start using MLS and finding deals to purchase (and build passive income).

One can swap their inactive license for an active one by getting a Broker to do the needful and send in paperwork to the Ga Commission. I need to research brokers who are investor friendly and willing to let me gig part-time.
